To identify yours: open the door halfway and look at the bottom retainer. The part number is sometimes stamped on the aluminum track itself, or on a sticker inside the door’s top section.   • Daylight visible under the closed door. The bulb has compressed permanently and no longer springs back to fill the gap. In Chicago, this accelerates once the rubber passes five or six winters because the freeze-thaw cycle crystallizes the compound.
  • Water pooling at the door center after rain or snowmelt. The seal has lost its crown shape and is channeling moisture inward instead of deflecting it. We see this most in Bucktown and Logan Square where the alley grade runs toward the garage.
  • Garage temperature tracks closer to outdoor air than it used to. A good seal creates enough resistance that a modest heater holds temperature. When the seal goes, you’re heating the alley.
  • The seal is cracking, flaking, or pulling away from the retainer. UV damage from summer sun weakens the surface; winter flex finishes it. Once you see surface cracking, the internal structure is already compromised.

DIY or Call Us?

A weather seal replacement is not dangerous work. It is finicky work. The door must be fully open and clamped, the old seal peeled out of the retainer without distorting the track, and the new seal fed evenly from one end - if it bunches, the door will not close flat.

What goes wrong in DIY: buying the wrong profile (the big-box “universal” seals rarely fit Amarr retainers), tearing the new seal on sharp track edges, or discovering too late that the retainer screws are rusted in place and the drill is not charged.
